Testing for mold can take many forms. The most popular are air sampling and surface sampling. Airborne mold readings are helpful in determining if mold is present in the air, the type of mold, and the quantity. Surface samples can be taken with tape lifts or swabs, and are mostly used to determine the type of mold. We have performed mold related studies for over 15 years and have the knowledge to help with almost any problem you can throw at us. We even perform "visual" inspections and have prepared a process whereby we look at a property for any existing damage as well as the potential for damage. Wait!!!! RESIDENTIAL If you have an untrained person take your mold samples you will end up with more confusion than answers. Many of today's building inspectors are taking mold samples as an added service when they perform a building inspection. Recently, a building inspector talked a prospective home buyer and her agent into allowing him to take air samples where he had seen a water stain. The results came back and the buyer and her agent asked the building inspector what the numbers mean - he could not answer. This situation ended up with both the seller of the home and the buyer hiring lawyers to represent them at closing trying to get to the bottom of the results. We were called in to intrepret the reports and both sides proceeded with the transaction. Believe me, this kind of thing happens quite often. We have many stories of deals falling apart due to an incorrect evaluation of mold or a remediation plan that is over the top.
COMMERCIAL Unfortunately, there are also inspectors and sampling technicians that go way overboard in testing or evaluating a mold situation. We have many incidents whereby inspectors wrote remediation plans based on air monitoring results. The inspector told the commercial building owner to perform a work plan that was way over the top that required significantly excessive demolition work. Watch for inspectors that go way too far only to line their own pockets with fear tactics.
